Key Points

A bathroom remodel here starts around $30,000 for a hall bath and climbs past $65,000 for a primary bath, with most primary projects landing at $75,000 or more.
What you actually pay depends on layout and plumbing changes, the cabinetry you pick, your tile and shower setup, and the comfort upgrades you add.
A fixed-cost, design-build contract sets your price before demolition, so the quote and the final invoice match.

Straight Talk on What a Bathroom Really Costs

How much should a bathroom remodel actually cost? Why does one quote come back at $30,000 and another at $80,000 for what looks like the same room?

In this post, we’ll lay out what a bathroom remodel runs across Northern Virginia, what moves the number, and what’s included when we put a price on one.

By the end, you’ll know what to budget, where the money goes, and how we lock that number before anyone swings a hammer.

What a Bathroom Remodel Costs

A bathroom remodel starts from about $30,000 for a hall bath to $65,000 and up for a primary bath, and the ones we take on most often start around $75,000.

A lot of contractors won’t put a number on their site.

WISA Design Build Remodel will.

What moves it is whether we change the layout, how much plumbing and electrical is involved, the size of the room, and the finishes you choose.

What’s the ROI of a bathroom remodel in our area?

Cost by Bathroom Type

A hall bath and a primary bath are not the same job, so they’re not the same price.

A hall or guest bath is a tight footprint with fewer fixtures.

A primary bath means more room, a bigger shower, and the features people ask us for most: a stand-alone tub with a separate water closet and his-and-her vanity walls.

Bathroom TypeStarting CostTypical Timeline
Hall or guest bath$30,000+4 to 5 weeks
Primary / master bath$65,000+8 to 10 weeks

Most of the primary baths we build land at $75,000 or more, because they take more skilled work than a hall bath does.

One thing we don’t do is tile swaps or vanity-only updates.

If that’s the scope you’re after, we’re honestly not the right fit.

We build full remodels, down to the studs, with brand new plumbing in every one.

What Moves Your Bathroom Remodel Price the Most

Two bathrooms the same size can land thousands of dollars apart.

A surface refresh and a full gut are both called remodels, but they’re different animals, and we only do the second kind.

The gap shows up behind the walls and in your selections, not in the square footage.

Layout and Plumbing

Leaving fixtures where they are is the cheapest route.

Move a toilet, expand a shower, or shift a vanity, and you’re paying for new plumbing runs.

Every remodel we do gets completely new plumbing, not a patch, plus a dedicated 20-amp outlet. In a lot of the older homes we work in around Alexandria, that plumbing was overdue anyway.

Vanities and Cabinetry

The vanity is the first thing anyone notices, and the price spread is wide.

Our cabinet lines, uninstalled, start around:

  • $400 per linear foot for stock.
  • $650 for semi-custom
  • $1,000+ per linear foot for fully custom, all uninstalled.

This one line item can move a budget on its own.

Tile and Showers

Tile and the shower setup shape how the room looks and how much it costs.

We work mostly with porcelain tile and quartz, because they hold up and still look right 10 years from now.

A standard shower costs less than a frameless walk-in.

A wet room, where the freestanding tub and the shower share one open space, sits at the top of the price range.

Comfort Upgrades

The features that change daily life the most are usually the small ones.

These are the luxury bathroom add-ons our clients ask for again and again:

  • Heated floors.
  • A heated towel holder.
  • Toe-kick lighting under the vanity.
  • Outlets built into the drawers.
  • Fog-proof vanity mirrors.

None of them wreck a budget, but you notice every one of them at 6 a.m.

You might want these aging-in-place upgrades, too.

Why a Fixed Price Keeps You Safe

The part that burns homeowners isn’t the starting number.

It’s the surprise charge halfway through, once the walls are open and you have no leverage.

We price our bathrooms as fixed-cost agreements.

What we quote is what you pay.

Before we hand you a contract, we open soffits, verify conditions, and take final measurements, so the number is built on your actual house and not a guess.

Because our in-house team does about 90% of the work, a small change in the field doesn’t spiral into a stack of change orders.

We also pull permits on every project, even hall baths, and handle the inspections ourselves. Plenty of remodelers skip that on small bathrooms.

We don’t, because unpermitted work bites you when you sell.

You’ll see your real bathroom in 3D at our design center before we build a thing, so what you sign off on is what you get.

For homeowners we work with out in McLean and the rest of Northern Virginia, that upfront work is the whole reason the final invoice still matches the quote.

Your Bathroom Price, Locked Before Demolition: WISA Design Build Remodel

We’d rather give you a straight number than a vague range, then stand behind it with a fixed-cost contract built on your actual house.

That’s how a hall bath or a full primary suite gets done without a surprise bill waiting at the end.

Frequently Asked Questions

Does a bathroom remodel add value to your home?

A bathroom remodel adds value to your home most reliably when it improves layout, function, and everyday usability, not just looks. Buyers respond to a space that works: a smart layout, real storage, good lighting, and a shower that's easy to use. Neutral, durable finishes hold their value better than trendy ones, and a midrange remodel usually gives the best balance of cost and return.

Can you add a bathroom or en suite where there isn't one?

Yes, you can add a bathroom or en suite where there isn't one, usually through a layout redesign or by borrowing space from an adjacent room. It's a bigger project than a straight remodel because it means new plumbing and electrical, and sometimes opening or moving a wall, so it lands higher on the cost range. We map out what's actually possible for your home on the discovery call.

Can I stay in my home during a bathroom remodel?

Yes, you can stay in your home during a bathroom remodel, and most of our clients do exactly that. The work stays contained to the bathroom we're building, so the rest of your house keeps running like normal. If it's your only full bath, we'll walk through the timeline up front so you can plan around the stretch when it's out of service.
