ADU vs. ALU

There are two types of secondary dwelling units we build. An ADU (Accessory Dwelling Unit) is a fully standalone structure, completely separate from the main home. An ALU (Accessory Living Unit) is attached to the existing structure. Both must function as independent living spaces, but ADUs require separate utility connections and foundations, which adds cost compared to an attached unit.

The size of the unit directly drives cost. A compact ADU with a bedroom, bathroom, kitchenette, and living area costs less than a full-size unit with multiple bedrooms, a full kitchen, and in-unit laundry. Every square foot adds foundation, framing, systems, and finishes.

To qualify as a true ADU, the unit must include a bedroom, bathroom, kitchen, laundry area, and living space. Each of these requires its own systems, fixtures, cabinetry, and finishes, and they all factor into the total cost.

ADUs require their own foundation. Site conditions (soil quality, slope, setbacks, and existing utility locations) significantly affect foundation complexity and cost. We assess these during an in-home site visit before any pricing is provided.

A true ADU requires independent electrical, plumbing, and HVAC systems, not shared connections from the main home. This includes a separate electrical panel, independent water and sewer lines, and a dedicated heating and cooling system or mini-split.

WISA is a full design-build firm. Design, permitting, and engineering are part of the project. Some contractors require you to arrange these separately — and those costs aren't reflected in the initial quote.

ALU vs. ADU Scope

An attached unit costs less than a fully standalone structure. Make sure any quote you receive specifies which type of unit is being priced and whether it includes separate utility connections.

Fixed-Cost vs. Open-Ended Pricing
